- Hire a professional agent (me!). As a seller's agent, seeing an offer that is well written with all of the correct information goes a long way. In fact, I have seen sellers accept a lower price in exchange for an offer that was well written by a known professional, over an offer with a myriad of mistakes from a part-timer!
- Go over the comparable sales thoroughly with your agent, and make sure your agent has a solid understanding of the area and style of homes before getting caught up in a bidding war. Price is usually the most important element in a bidding war, and a savvy agent (me!) will help you determine market value and weigh in with current market conditions and predictions.
- Be Organized! I can't stress this one enough. Have all of your ducks in a row and have your chosen inspector and lender on speed dial so we can arrange to work quickly with any conditions you may need to include in an offer. I can be in touch with both on your behalf before we write the offer so we know exactly how long we need so we can write the best offer possible. That said...
- Know where you stand. Most buyers like to do a property inspection and ensure that their financing is approved for their particular purchase. Often in multiples it is tempting to write an unconditional offer, but be sure that you are going to get your financing and that you are confident enough to purchase without an inspection.
